The Owner’s Center is a low use common use facility that historically had high utility bills, but not anymore. PowerHouse has successfully separated low use and high use areas, exchanged inefficient incandescent lamps to high quality compact fluorescents, controlled plug loads such as computers and water coolers, installed programming thermostats to control temperatures for maximum savings, switched the hot water heater with a highly efficient on-demand unit, and spray-foamed the rim joist to reduce air infiltration.
The Manager’s Lodge already has relatively low utility bills, but PowerHouse improved the existing structure by insulating and air sealing the basement and crawlspace, providing the greatest return on investment with minimal cost to the Home Owners Association.
Historically , the garage of the Manager’s lodge was kept at a warm temperature in order to keep their snow removal equipment operationally ready for the cold winter mornings. Our preliminary audit quickly dialed in on cost savings solutions, and replacing their leaky garage doors proved to be the best savings opportunity for the allowed budget. In response, PowerHouse installed highly insulated garage doors with an exterior finish matching the existing structures.
Powerhouse worked with the Home Owner Association to repair items within a budget. By preparing a budget complete with detailed financial information, the improvement projects can be phased in over-time.
